Transforming unused loft space to modern flats in the heart of Copenhagen
Background
Nordre Fasanvej 121-131, 2000 Frederiksberg is a 3,900 m2 property that is part of a larger portfolio which Fokus Nordic manages for a group of institutional investors. Each year, the asset management team reviews the portfolio together with the investor group to identify ways they can optimise each property. In connection with that yearly review, Fokus Nordic highlighted that the roof on Nordre Fasanvej 121-131 needed replacing, and that this created a unique opportunity to convert the unused loft space into flats. This would increase the property’s value and provide much-needed rental housing in the heart of Copenhagen.
The Project
Fokus Nordic’s asset management team worked with the company’s project development team to develop a business case and project plan for the construction project. This included identifying energy optimisation measures, such as new insulation and installing energy-efficient windows. As the new flats would be letted out, the project development team selected materials that could handle the wear-and-tear that comes with rental properties. Once construction was completed, Fokus Nordic’s letting team handled setting the rental rates and the rental application process.
