What does an Investment Manager do?
As an Investment Manager, I oversee new acquisitions for new and existing clients. I meet with them on a regular basis to identify investment opportunities, and then we try to tailor made each investment to meet investor preference. The job includes deal sourcing, preparation of business plans, underwritings, negotiations and other general transaction services as well as financing.
My job involves making a full analysis of the deal and taking it through all the stages, from sourcing to presenting it to the investor. I start off in a micro-environment, diving into specific details about an opportunity, and then I need to translate that into a broader context that can be shared with different types of investment managers. I have long established relationships on both sides of the transaction, with experts and investors, and it’s fun to be the one in between ensuring that the investment gets executed.
What’s your favourite thing about your job?
I love the analysis part – debating with my colleagues and other experts about which assumptions to include in an underwriting. Because we have long-term relationships with our clients, we follow their expansion into new markets and real estate segments, help them create a larger footprint in the Nordic region and give them consistency while they grow. You see everything that happens, you know your contribution and you can see if your assumptions were accurate, if they were too optimistic, or maybe not ambitious enough.
I also think working at Fokus Nordic gives me the best of both worlds. I’ve been here since 2015, so I’ve seen the growth we’ve experienced, going from a team of five people to a pan-Nordic organisation. But we haven’t lost that entrepreneurial spirit. And I like that. We focus on developing local expertise, knowing the ins and outs of our market and cultivating contacts here, and then we get to expand that by meeting with different investors on a global level. That gives me first-hand insight into the real estate market and trends that you can’t get on paper. I’m able to connect the dots and see how the market is developing because I interact with both local players and global investors.
