Fokus acquires the Danish debt asset manager and adviser Heimdal Nordic


Fokus is pleased to announce the acquisition of Heimdal Nordic. The acquisition adds to our Nordic strategy to cover all aspects within real estate. Specifically, joining forces with Heimdal means that we are now also very well positioned in structuring, managing, and procuring debt for real estate. This deal follows the acquisition of Swedish investment and asset manager Scius Partners in March 2022.

Heimdal Nordic was established in 2017 by Peter Lilja. Heimdal Nordic is a Danish debt asset manager and adviser focusing on real estate debt. Within investment management, this is today seen as an asset class in its own right, and the
experienced team of Heimdal Nordic has worked with all aspects of real estate lending services; from advisory, origination, asset management and loan servicing, to handling distressed debt and establishing direct lending platforms for institutional investors.

Business partners include Danish pension funds, international and Danish investors as well as global investment banks.

Fokus sees Heimdal Nordic as a complementary business to Fokus’ current investment and asset management services within real estate.

Today Fokus Asset Management provides services aimed at optimising returns for the investors, owning and operating real estate, and Heimdal Nordic provides services aimed at optimising returns for those investors seeking exposure to real estate through debt.

For a long time, direct lending to real estate has been a growing asset class across the US and Europe and now also increasingly in the Nordics – and together with Heimdal Nordic, the Fokus Group can now assist business partners in creating returns from real estate irrespective of it being via acquisitions or financing.

Heimdal Nordic has been frontrunner in its line of business in Denmark and will now extend the activities to the other Nordic countries as part of the Fokus Group.

Peter Lilja and the management of Heimdal Nordic continues in the company
and will also in the future take part in the company’s and the Fokus Group’s further expansion. The Heimdal Nordic team has participated in transactions within property financing totalling more than DKK 35 bn (EUR 4,7bn) and the company’s
eight dedicated staff members currently has approx. DKK 4.3 bn (EUR 450 m) in AuM.

The combined business of Heimdal Nordic and the Fokus Group will be approx. DKK 37 bn (EUR 5.0 bn) in AuM and the staff comprises approx. 75 dedicated employees. The Fokus Group and Heimdal Nordic already has business presence in
three of the Nordic countries – Denmark, Sweden and Finland.

The Nordic strategy to become the leading full-service investment and asset manager in the Nordics is expected to leadto further expansion already this year with the target to offer investors full access to all real estate related investments
in the Nordics.
