Case Fenix

Transforming an old office and artisan building into a modern, sustainable office

Background
In 2018, Fokus Nordic worked with an American investment firm to purchase Skålen, an old office and craftsman
building in Hagastaden, an up-and-coming district popularly known as “Stockholm’s Manhattan”. When it’s completed in
2030, Hagastaden will provide 50,000 jobs and 6,000 much-needed homes in Stockholm.

The Project
The goal was to transform the dilapidated building into a state-of-the-art office complex and architecturally enhance the building’s
industrial history by adding features such as large muntin windows, visible installations and an impressive iron
staircase in the new light atrium. The project team wanted to create an environment so avant-garde and attractive that
it would work as a distinguishing factor for employers to attract new employees and also – when the pandemic occurred –
to draw employees back into the office after months of working from home.

The project included

  • Negotiation with incumbent tenants to create vacant possession.
  • Demolition of everything but the concrete frame and development of 20,000 m2 of new area, including adding three floors to the existing building.
  • Several initiatives to create a better working environment, such as a concierge service, gym, yoga studio, bicycle parking, restaurant, terrace and rooftop bar.
  • Sustainability features such as solar cells, a biotope roof, recirculating showers and a parking lot equipped
    with charging stations for electric cars.

The Results

  • Construction was completed in 2023, and the building is fully occupied.
  • Fenix has received WELL Gold and BREEAM certificates at the Excellent level, and a WiredScore Platinum certification.
