Background:

An international investor wanted to build a modern, ESG-compliant logistics facility that complemented their existing portfolio, and that was situated in a visible location next to the Helsinki-Vantaa International Airport. The investor was interested in finding a long-term tenant for the property by providing a flexible logistics space which could support the tenant’s long-term operational needs.

The Project:

Fokus Nordic sourced an off-market logistics development opportunity which met the investor’s needs. The property includes highly sought-after hazardous material storage; a state-of-the-art automated warehouse system and a geothermal heating system combined with solar panels, which fulfilled the investor’s ESG requirements.

The property’s lettable area exceeds 32,000 sqm and the site is situated in a prime location directly along a busy ring road and in proximity to the airport.

Project highlights include:

• Zoning change in close cooperation with the municipality and a developer increasing building rights to 40,000 sqm
• Negotiation of the turn-key construction agreement with a leading logistics constructor
• Project management of the construction phase
• Successful letting of the property with a long lease agreement

The Results:

Following a successful zoning process, Fokus Nordic secured a long‑term tenant for the property that aligned closely with the investor’s objectives. The flexible layout and prime location generated significant interest from 3PL operators seeking space in Southern Finland’s most strategic logistics area.

The building achieved a BREEAM Excellent certification and an EPC A energy rating, reflecting the high sustainability standards embedded throughout the development and aligning with the investor’s stringent ESG investment criteria.
