Background
In 2022, Invesco Real Estate , a leading American investment firm, partnered with Fokus Nordic to develop 79 residential flats in Vasastan, Stockholm.

The Project
Starting with an empty parking lot, Fokus Nordic worked with
Kjellander Sjöberg, an award-winning Swedish architect firm, to envision, design and develop the residential complex. The building itself is an urban infill, standing directly on top of the city’s underground metro and an existing three-story garage.

Project highlights include

• Flats in three categories – Studios, Suites and Penthouses – ranging
  from 1- bedroom, 30 m² to 5-bedroom, 143 m² in size.
• Each flat is individually styled and designed, featuring hand-picked materials, floor-to-ceiling windows and balconies, private patios or terraces. All residents have access to a rooftop terrace, landscaped and designed with inspiration from the High Line in New York City.
• The building’s façade features single-burnt glazed tiles, which provide long-term durability in the Scandinavian climate. If the façade ever needs to be replaced, the tiles can be reused, as they are demountable and have an exceptionally long life.

The Results

• Construction was completed in Q2 2024 with all flats sold in the same year.
• The project is certified with the Nordic Swan Ecolabel, and meets the label’s requirements for low energy demand, a good indoor climate and reduced climate
  impact.
